A private route to a sale
Frontier Capitals is a private acquisitions firm. It buys houses directly from their owners in the areas where builders are actively looking for their next project, and it places each property with a builder whose record the firm has checked. Nothing is listed publicly, no sign goes in the yard, and there are no tours. A seller deals with one buyer, one firm number and a closing date of their own choosing.
The sourcing role, stated plainly
In industry language, Frontier Capitals works as a wholesaler. The firm sources off-market houses to builders: it agrees the purchase with the seller, completes the purchase in the condition the house is in, and the builder who takes the property on is the party who builds on the lot. Frontier Capitals is not a brokerage, does not list houses for sale, and does not present itself as a builder. That division of roles is deliberate, and it is stated here so a seller knows exactly who they are dealing with.
Research first, then outreach
Coverage was chosen from evidence, not from a map. The firm studied 189 local markets across 635 ZIP codes in 37 states, examining recent sales of houses built in 1980 or before and recording how often a builder was on the buying side and what followed. Markets where builders buy older houses again and again, on a deep record of sales, are the markets where the firm works. The findings are published market by market as research reports on this site, each one written by Aidan Sowa, and the methodology behind the study, including its limits, is public.
What a seller gets
A private sale through Frontier Capitals carries five practical benefits. The sale stays private, with no listing, no showings and no strangers walking through. The closing date is flexible, from as fast as 7 to 21 days to months ahead, with a leaseback where that helps a move. There is no agent commission, which in a conventional sale still commonly runs to 5 to 6 percent of the price (National Association of Realtors, 2025). There are no seller closing charges from the firm, where a listed sale typically adds 1 to 2 percent. And the house is bought as it stands, with no inspections to pass and no repair credits of $10,000 to $30,000 negotiated off the price.
Who you deal with
Frontier Capitals was founded by Aidan Sowa, who writes the firm's research and reviews every offer before it goes out. Every enquiry receives a personal reply, and every offer shows its workings, so a seller can see how the number was reached and test it against the sales evidence from their own streets. The firm is based in North Kingstown, Rhode Island, and works with sellers and builders across its coverage area.
